How Matterport 3D tours can help you reach more home buyers online

While still images do most of the heavy lifting in the marketing of your home, there are other ways you can entice people to come and look at your property. With most people carrying a smartphone so why not give them a more feature-rich and interactive experience of your home? There’s only so much swiping through photos a person can take. Why not go immersive instead and really get inside the space in 3D? I’m talking about virtual tours of course, which have been around for 20 years, and are now easier to create and use than ever before. Gone are the spin-of-death scenarios with older style tours (they still exist but are rarely seen in the wild) and instead we get a zoom from room to room with a pleasant viewing experience.

One of the best tours out there is provided by Matterport. They have an intuitive interface and have a couple of unique features that will suit home-buyers. One of these is the “measure” function, whereby viewers can click two points on the tour (usually the width of a wall) and get an accurate measurement. This lets you know if that piece of furniture will fit in the space you are looking at without having to even visit the property.

Other features include:

  • dollhouse view (unique to Matterport)

  • topdown floorplan view with room labels

  • VR viewing (using VR goggles)

  • a highlights reel of images so you can jump to any room

  • accurate measurement using on-screen ruler

  • fullscreen button

The tour has agency branding plus agent details for ease of contact directly from the tour. It also provides additional content for your agent to share in a multitude of ways. This includes:

  • HD images (taken from the tour)

  • Mattertags which can be used to highlight specific features of your home

  • a short intro video for marketing

Here is a Matterport tour we created for Templeton Robinson who were marketing a great apartment for sale in The Boat apartment building. It sold about a week later.
